Strategic Planning Concepts International (SPCI) is an international, non-transactional, commercial real estate consulting company, with 40 years of experience in assisting real estate developers, retailers, family office and institutional investors, architects and planners in all asset categories, especially in commercial retail and mixed-use projects.  SPCI is particularly focused on meeting client needs in the areas of examining available strategic options for development or renovation; site, market and project analyses; conceptual master plan design reviews; retail tenant mix assessments, and future trends analysis and resilience planning.  SPCI builds its work on extensive qualitative research and analysis.  While working with big quantitative data providers, SPCI also focuses on the "context" behind the "content".  SPCI makes every effort to be sure that the right questions are being asked when planning new mixed-use projects or repositioning an existing mixed use, multiple use or single-use projects.  On-site physical inspections still play a large role in understanding markets.  While SPCI still works with single-use and single-level projects, it is our experience that increasing these solutions do not represent the highest and best use for many properties.  The traditional anchor toolkit often is no long applicable. In assessing client needs, it is increasingly necessary to find new gravity engines and identify unique project differentiators as well as to establish program bands. The role of time, available budget and organizational resources, the tolerance for risk, quality of the logistical infrastructure and future OpEx and CapEx are some of the variables that for SPCI exercise a large role in selecting the best strategy.   The quality of experiences offered must be included, not just classic metrics.
