Strategic Planning Concepts International (SPCI) is a global, non-transactional consulting firm specializing in commercial real estate strategies, with an emphasis on creating project resilience.  The company brings 41 years of expertise in assisting real estate developers, retailers, family offices, institutional investors, architects, and planners across all real estate asset categories, with a particular focus on commercial retail and mixed-use projects. SPCI provides a variety of recommendation-intensive assessment packages for new project development, renovation/repositioning, sites, markets, master plans, tenant mix, programming and social media, global trends logistical frameworks and resilience planning.  The emphasis on highly experiential and increasingly immersive streetscapes, logistical clarity and way-finding logic has been intensifying since the mid-2010s.  Utilizing extensive qualitative research alongside big data analysis and a million plus digital photo library, SPCI emphasizes understanding the context behind the content, ensuring that the right questions are posed when planning new mixed-use developments or repositioning existing commercial retail projects.  SPCI has been involved with over 1,000 projects in the southwestern USA, across all of Mexico, in Central America and in northern South America. On-site inspections remain crucial for market comprehension, and while SPCI continues to engage with single-use and single-level projects, it recognizes that these solutions often no longer represent the highest and best use for many properties. The traditional retail anchor toolkit is becoming less relevant.  In assessing client needs, it is essential to identify new gravity engines and unique differentiators, as well as to establish programming bandwidth. Key variables influencing SPCI's strategy selection include time frame, budget, availability of organizational resources, risk tolerance, logistical infrastructure quality, and proposed operational and capital expenditures.  There is a growing need to incorporate the quality of experiences offered, beyond using traditional market metrics. Are there sidewalks and landscaping? Street walls?  Shade structures? Visual sight lines?  Retail liners? Is there frontage transparency? Outdoor seating?  Are there motor lobbies?  Lockers?  Curbside pick up options?  Drive through lanes?  These all signal “linger here.” Logistical logic?  {prgramming discipline?  The lack of these details signals "go away, do not bother us."
